Historic Property Features

Originally, each of the one, two and three-bedroom apartments in this Arts & Crafts/Craftsman-Era house were one large room. In addition, a one-bedroom apartment, and coin-op laundry room are located in the separate "carriage house."

With first step on the large covered front porch, you might be transported in time to an era when the residents of the house enjoyed their Rocky Ford melons on the porch after the county fair. The owner doesn't know much about the actual history of the house, although there are sure to be many anecdotes, or perhaps facts, available among the town locals, and in the Rocky Ford Library. Marge R. a local lady who played in the quiet neighborhood as a child, says she used to think it was neat that there was a bathroom to the right of the foyer. That bathroom is now located in Apartment 6. When asked what he remembers about the house, former owner Mr. B. repeats over and over, "Boy, that was a well-built house!"

At one point, the house was rented to nursing students. (The Pioneer Nursing home is a block away; the hospital is ten miles away, in La Junta). According to one anecdote, the Head Nurse lived in the Carriage House apartment, and would conduct surprise visits on female nursing students via the underground tunnel that used to connect the two buildings. The tunnel remains, and now leads to two storage rooms, located beneath the Carriage House. It can be accessed from the back, southwest entrance of the main house, or through the storm hatch door on the east side of the Carriage House. Two 40-gallon hot water tanks, located in one of those storage rooms, furnish heated water to the laundry-room and Carriage House.

When Mrs. Hixson, the widow who named the property, owned the house, she lived in the carriage house, also. Apparently, she ran the apartment house for decades, and then hired an assistant manager, in her later years. Her taste in wallpaper is fine - the carriage house bedroom walls are gorgeous!

Perhaps the new owner will be the one to uncover more historical gems about this beautiful property!
