38-ROOM COLORADO ESTATE MANSION

For more infomation, go to www.coloradoincomeproperty.info
Don't miss this opportunity to acquire one of the Arkansas Valley's finest converted mansions.  This property offers possibilities for use as an apartment house, a bed & breakfast, professional (business or medical) offices, co-op, or a private residence for one or more families.
Originally a grand single-family residence, this property is divided into 8 separate apartments, including the carriage house. 14.5 bedrooms (please note that the drop-down menu on this site only allowed for 9 bedrooms), 8 kitchens, eight baths, for a total of 38 rooms, on a double city lot. (Please see details below.) All units include full baths, kitchens and living rooms, and the comfort of hot water heat. Custom painted woodwork throughout. The front, two bedroom apartment, and garden-level, three bedroom apartments both have fireplaces with attractive screens, presently decorative only. The front porch features architectural detailing and a seating area. Most floors are either carpeted or tiled. Owner believes the sub-floor on the main and second floor of the main house is pine slats, and could probably be refinished for wood flooring, if desired.

The double corner 100 X 140 lot contains the main house, plus a separate cottage. Two 3-car parking areas are concrete, plus the gravel parking lot is large enough for two cars and/or a motor home.

Located in the friendly farm and ranch community of Rocky Ford, in Otero County, 90 miles southeast of Colorado Springs, 54 miles east of Pueblo, 11 miles west of La Junta, and 150 miles SE of Denver, in the Arkansas River Valley. Appealing to vacationers, and business travelers due to its close proximity to Highway 50 East, and the Amtrak train station (in association with Trails and Rails). The city golf course is only a few blocks away. Also close to many historic sites in the area including Bent's Old Fort National Historic Site, the Koshare Indian Museum, Picketwire Canyon (with dinosaur tracks), and the Santa Fe Trail. 3.5 hours from world-class skiing (Breckenridge). Get on the road at 6AM & be on the slopes at 10AM!

There are still numerous opportunities for you to put your own finishing touches on this fine property . There is truly no way to reproduce the ambiance of this period home with modern construction, without spending much more than the asking price. This property offers possibilities for use as an apartment house, bed & breakfast, extended stay retreat, professional medical and/or business offices, co-op, condo-conversion or a private residence for one or more families. Most apartments include dining room furniture. All units include electric ranges, refrigerators, garbage disposers, GFI's in most kitchens and baths, and hard-wired smoke alarms.

Historic Property Features

Originally, each of the one, two and three-bedroom apartments in this Arts & Crafts/Craftsman-Era house were one large room. In addition, a one-bedroom apartment, and coin-op laundry room are located in the separate "carriage house."

With first step on the large covered front porch, you will be transported in time to an era when the residents of the house enjoyed their Rocky Ford melons on the porch after the county fair. The owner doesn't know much about the actual history of the house, although there are sure to be many anecdotes, or perhaps facts, available among the town locals, and in the Rocky Ford Library. Marge R. a local lady who played in the quiet neighborhood as a child, says she used to think it was neat that there was a bathroom to the right of the foyer. That bathroom is now located in Apartment 6. When asked what he remembers about the house, former owner Mr. B. repeats over and over, "Boy, that was a well-built house!"

Perhaps the new owner will be the one to uncover more historical gems about this beautiful property! You must see it to appreciate it. Please call or E-mail us anytime for a more information and/or a showing.
